The question nobody answers directly

"How much rent can I afford in Japan?" gets you 50 articles about the 25-30% rule. None of them tell you which neighborhood actually fits your salary. This is that article. We cover 50 neighborhoods across Tokyo, Kyoto and Osaka with 2026 median rents — and we built a calculator so you can punch in your salary and see your real options instantly.

The rule of thumb (then the math)

Most Japanese landlords screen tenants on a 30%-of-monthly-gross rule. That's the wall. In practice, expats with a ¥6-15M salary often choose to spend less (25%) because the initial fees in Japan are brutal — key money + deposit + agent fee + first month commonly stack to 4-6 months of rent up-front.

Initial fees — the gotcha that breaks budgets

The 25-30% monthly rule assumes you've already paid the upfront initial fees. In Tokyo, count:

  • Key money (礼金, reikin): 0-2 months of rent, gift to landlord, non-refundable
  • Deposit (敷金, shikikin): 1-2 months, mostly refundable (minus cleaning/repairs)
  • Agent fee (仲介手数料, chukai tesuryo): 1 month + 10% tax
  • First month's rent + management fee: usually pro-rated
  • Guarantor company (保証会社, hosho gaisha): 0.5-1 month one-time + ~¥10k/year
  • Fire insurance (火災保険, kasai hoken): ~¥15-25k for 2 years, mandatory
  • Lock change (鍵交換): ~¥15-25k

For a ¥150k Tokyo apartment, expect roughly ¥750k-900k all-in on day one. In Osaka/Kyoto, fewer landlords ask for key money, so initial fees are typically 30-40% lower.

Foreigner-friendly clusters

Some landlords refuse foreigners (legal in Japan, sadly). Areas with the highest density of English-speaking real estate agents and foreigner-friendly buildings:

  • Tokyo: Minato, Shibuya, Shinjuku, Setagaya, Meguro, Toshima (Ikebukuro), Edogawa (Kasai for Indians)
  • Kyoto: Nakagyo, Shimogyo, Sakyo (Kyoto Uni international students)
  • Osaka: Kita-ku (Umeda), Chuo-ku (Namba), Nishi-ku

Avoid: small landlords in Adachi, Itabashi, Edogawa-non-Kasai if you don't speak Japanese. They'll likely reject you.
